FOR REAL ESTATE

A lease is a decade-long obligation written in an afternoon.

Commercial leases, purchase agreements, management contracts. The numbers are the part everyone checks; the clauses around them are where the money actually moves. Upload the document and three AI lawyers read it from your side.

WHAT GOES WRONG

The three things that cost people most.

Not an exhaustive list — the recurring ones. Every finding comes back graded on the same five-step scale.

Costs that aren't in the rent

Service charges with no cap, repair obligations written to full repairing and insuring standard, dilapidations exposure, and escalation clauses tied to an index nobody modelled.

Terms you can't exit

Break clauses conditional on things you can't guarantee, assignment and subletting consent that can be withheld, and personal guarantees that outlast the lease.

Dates that decide everything

Rent review windows, break-notice deadlines, option-to-renew periods and completion longstop dates. Each one is a right that disappears silently.

WHAT YOU GET

Three things a summary can't give you.

Where your lease drifts from standard

Key Points sets your terms beside the usual market position and scores the deviation, so you can see which clauses were negotiated against you and by how much.

Every date, in one place

Timeline extracts every review window, break notice, renewal option and longstop date in the document — the deadlines that quietly convert a right into nothing.

What each clause is worth

Financial Impact puts an estimate against the clauses with money behind them, which on a multi-year lease is usually a much larger number than it first looks.

And nothing gets past you unread: the report won't let you submit until every finding has an answer.

How credits work

Credits are what an analysis is charged in, and the charge is the real cost of the work. Nothing is capped and no document is turned away for being long — a longer contract simply costs more to read than a short one, and a panel of three costs more than a single reviewer.

  • Quick read One AI lawyer reads the contract end to end and writes the findings. The cheaper of the two, and often enough to tell whether a document needs the full panel.
  • Full panel The analyst writes the findings, then two more reviewers — running on other vendors' models — argue with them. This is the review the product is named for.
  • Run out? Top up any time, on any plan: $20 for 500 credits, or $100 for 2,500. Four cents a credit either way.
  • Monthly credits reset. The credits included with your plan expire at the end of each month and do not roll over. Topped-up credits never expire — they stay in your balance until you spend them.

Payments are handled by Stripe. Cancel any time. Every document in a case library is encrypted at rest. The refund policy is in the terms.

QUESTIONS

Frequently asked questions

Can AI effectively review complex commercial lease agreements?

It reads the full document and returns graded findings from your side of it — service-charge and repair exposure, break-clause conditions, assignment restrictions, rent-review mechanics and every date attached to them. On a long lease or a purchase, treat it as thorough preparation for your solicitor rather than a replacement: it is information, not legal advice.

Does the AI understand local real estate market standards?

It compares your terms against general market practice for the document type and flags where yours deviate, and it reads the governing law stated in the document. It does not hold local comparables or regional custom for a specific city or submarket, so treat the deviation scores as a prompt to ask rather than as a local benchmark.

What types of real estate contracts can you analyze?

Commercial leases, residential tenancy agreements, purchase and sale agreements, property management contracts, construction and works contracts, and licences or occupation agreements. Scans are read by a vision model on every plan, which matters here — real estate documents are frequently scans of executed originals.

Is this suitable for real estate professionals and investors?

Yes, particularly for triage across a portfolio: reading every lease properly is expensive, and this makes it cheap enough to do on all of them and then send only the ones with real exposure to a solicitor. A quick read costs a fraction of a full panel, so you can screen the pile cheaply and spend the panel only where the screen found something.
